Additional property expenses and third-party costs may apply depending on the service.

Where possible, applicable costs and responsibilities will be explained before a service begins or within the relevant service agreement.
We reserve the right to change website pricing for future enquiries. Any price already agreed under an existing contract will be governed by the terms of that agreement.
5. AIRBNB AND SHORT-TERM RENTAL INFORMATION
We cannot guarantee:

- A particular number of bookings
- A particular nightly rate
- A particular level of revenue
- A particular ranking on Airbnb, Booking.com or another platform

Any assessment, recommendation or projection should therefore be treated as an informed professional opinion rather than a guarantee of future performance.
6. LETTINGS AND HMO INFORMATION
Our current lettings and HMO service focuses on the ongoing management of properties that are already let or operational.
Unless separately agreed in writing, information on this website should not be interpreted as an offer to provide:
